The required documentation varies based on the unique situation of the borrower. The following check list outlines the most commonly required documents for a home mortgage loan. Gather what you can for your meeting with your loan officer; it doesn’t have to be perfect to get started!

I. LOAN APPLICATION
Please submit a complete loan application before you meet with your loan officer.
II. INCOME AND FINANCES
- All pages of tax returns from the most recent two years, including:
- Schedule C for sole proprietors
- All pages and schedules of business tax returns from the most recent two years, including K-1s for all partners and shareholders, for LLCs and S-Corps
If you are self-employed or paid as a 1099 contractor:
- Pay stubs for the most recent 30-day period
- W-2 forms from the most recent two years
If you are paid as a W-2 employee:
- All schedules (all pages) of personal tax returns from the most recent two years, including Schedule E
If you own investment properties:
- Bank statements (all pages) from the past two months for all accounts referenced on the loan application.
For all liquid assets (checking/savings accounts):
- If statements are quarterly, provide the most recent quarterly statement (all pages).
- If statements are monthly, provide statements (all pages) from the most recent two months.
For all investment assets (IRA, 401K, mutual funds):
- If you print online statements, please print every page (even the one left blank) and make sure your name, the financial institution’s name, the account number, and dates of the statement period appear on every page. We need it all.
- Please let us know if you have not filed your tax return or if you have filed for an extension. This impacts the loan process significantly.
Important Notes:
- If you are receiving a down payment gift from a family member, you and your family member will need to complete a standardized Gift Letter, which we will provide.

III. LOAN PROCESS
- Acceptable IDs include a state-issued driver's license, state-issued ID, or a passport.
- If you are not a U.S. citizen, also include a copy of the front and back of your green card or visa.
Clear copy of ID for all borrowers
- You will receive disclosures from SBCL and from the lender. Please review, sign, and return the SBCL disclosures. You can either save or shred the disclosures you receive from the lender. No action is required. If you’ve received an email from the lender, open it and reply as directed.
Signed compliance disclosures
- The divorce is recent
- You still have joint credit (we need papers to show correct liability)
- You receive or pay alimony
- You receive or pay child support
If you are divorced, include a complete copy of the divorce decree if any of the following apply:
- If you are purchasing your first home, you will have this information further along in the financing process. Don’t worry about it now.
